Bankya is a famous health care resort, only 6km away from the capital Sofia . Located on the green slopes of Lyulin Mountain, it is encompassed by picturesque parks and gardens on the south.

THE PROJECT

Residential complex BREEZE Bankya features 34 single-family row houses /first stage of construction/ and 8 two-family houses /second stage/. The complex is located on a site of 10 000 sq. m. The single-family houses will have three floors, with an area on all floors about 210 sq. m.; an own garden will belong to each house.

First stage  - 7 different types of houses with spacious living-rooms and kitchens, several bedrooms and a bathroom on each storey.
Second stage - clients will choose from a range of comfortable two-family twin-houses.

ARCHITECTURAL CONCEPT:

• architectural solutions are combining traditional Bulgarian style and modern vision: facades combine glass, wooden and stone materials; window elements to the ceiling give a modern look, large terraces give a feel of space.

The terrain has a slight inline and totally southern exposure, which assures excellent view at Lyulin Mountain. Each house has an independent front yard and possibility for parking two vehicles and backyard with barbeque. Some of the houses have independent garages.

INTERNAL ARRANGEMENT:

• Common one-way alley connects all houses with the main entrance and the main road.
• Sidewalks paved with plates, nicely landscaped green areas, and street lighting are provided.
  
• For the comfort of the residents there will be a mini-market, café, sports center, kindergarten and alcoves.

The complex is gated-type with 24-hour security, which assures both safety and solitude.

CONSTRUCTION AND MATERIALS:

• thermal insulation on the external walls
• hydro insulation on the roofs and the walls
• water-repellent relief façade paints
• external walls faced with wood and natural stone
• roofs covered with bitumen tiles 
• German PVC joinery

After completion of construction, an office offering the following services will be set up:

• cleaning and repair of windows and floors
• maintaining the residential complex against a monthly fee
• security
• maintaining the lights in the alleys
• maintaining green areas, cleaning, watering, etc.
• taking out garbage from the houses to dust bins

CONSTRUCTION START: March 2007 year
