Location
The site is
situated at the base of the Pirin mountain, which is a World Heritage site, and 1 km away from one of the 5 golf courses being developed in the area. The ski lifts are approximately 4km away and there are on site shuttles working throughout the year to and from the resort of Bansko and other local areas of natural beauty. More importantly, it will have direct access to the new ski slopes and all the associated facilities, which are in the new Territorial Master Plan for the Pirin area.
Infrastructure
The site is the original Pioneer (Scouts) base for the region. It was chosen for its ideal location to commence trekking and skiing adventures from, this is why it is such a unique location. It is actually within the tree line so over 50% of the trees are to be kept to give the site a feeling of being well established and also in line with the philosophy of the developer to observe the areas natural beauty. The developer is a partnership of Irish, British and Bulgarian individuals and they are keen to build something of high quality and value.
Project
Pioneer Resort & SPA is spread on 21 000 sq.m and comprises 9 blocks with 264 luxury 1,2 and 3 bedroom apartments , 4800 sq metre spa and leisure centre together with small boutique hotel. 2 restaurants, 3 bars, small shopping centre, creche for the kids and a small medical centre. All Apartment blocks will have underground parking, private sauna and plunge pool facilities. All apartments will
be triple-glazed and will meet the new EU standards, have en-suite facilities and the option for fireplaces. In addition, there will be underground ski locker and storage areas.

Apartments
All apartments will work on keyless access; a simple monitoring of access of the rooms will be made available to the client on request to ensure security and peace of mind when the client is not at the resort. Windows will be triple glazed to EU standards; insulation to all walls will also be to EU standards together with noise insulation.
Furniture
There will be three levels of option packs available to finish out the apartments to different levels of quality; the packs include kitchen, lounge, dining room areas, and bedroom packages.
SPA

The Spa Centre (including saunas, steam room, gym, relaxation rooms and massage), restaurant with bar and health food bar. The Spa will be based on Thai philosophy being run using experienced Thai masseurs.
Services
Each apartment will have internet access and access to the onsite web interface to allow the client to order food, via the restaurants or from the local supermarkets. Also food and drinks can be pre-ordered prior to arriving to ensure the fridge is full of the clients’ favourite things. The interface will also allow ordering from your home cleaning services and bedding if required to ensure when you arrive, the heating is on and the beds are made, the fridge is full.

Underground there will be private sauna and plunge pool facilities for each apartment block, managed by the developer and included in the
management fee. Also there will be underground car parking available together with ski storage and personal storage areas available on a first come first served basis.
Other available services include car servicing and cleaning, 24 hour security monitoring, tourist services, outside barbeque areas, outdoor tennis courts, indoor and outdoor swimming pools, helicopter landing pad, maintenance and rental of apartments, maintenance of the communal areas to the highest standards.
There is a natural stream running through the site which will be preserved to enhance the relaxing feeling of the resort. The resort is going to focus on the clients requirements for relaxation whilst delivering top class service and amenities. The developer wants his clients to forget about the everyday worries once they enter the resort so all services will be delivered on a no cash basis- everything is to be managed via a state of the art billing system which is used via onsite card system (this can also be viewed via the web interface).

Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.
UBB - United Bulgarian Bank
The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.
First Investment bank
Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.
There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.
The term for approving the application is usually up to 2 days.
