The forest is situated in the Strandja mountain in the southeast of Bulgaria. The distance to the next resort on the Black Sea coast, Primorsko, is 9 km; to the province capital Bourgas, i. e. to the next international airport, the most important seaport of Bulgaria and the next big goods railway station province - 55 km; to the next village, Jasna Poljana - 3.5 km. Sozopol and Zarevo are two further seaports
not far away from the forest. In addition, a small regional airport is situated only 4 km away from the estate. Asphalted roads connect the forest with the road network of Bulgaria and it is 2 km to the nearest
power line.
The forest is easily accessible due to the well preserved forest ways as well as to the hilly landform. The largest and most important water reservoir of the Bourgas province, the Jasna Poljana water reservoir, is
1500 m bee-line away from the forest estate. A large number of brooks flow through the forest and it borders on two larger rivers. There are also several officially certified sources of drinking water.

The forest consists of over 90% oak trees. Furthermore, there are very small amounts of beeches, hornbeam and turkey oaks. The average age of the trees is between 60 and 170 years in the different sections of the forest. Represented are all kinds of medicinal herbs and mushrooms that are typical for the region. A forestry business plan for the next 10 years was produced, including the development of the existing sowing field. The forest was managed by the owners themselves. The sustainability of the management was recognized as the forest was pronounced to be the best managed forest estate in private possession 2006. The forest is a home to many animal species. Some of them like deer, boar, roe deer and some kinds of waders are of particular interest for hunting. The forest is officially recognized as a hunting area, which is a proof of the sufficient animal populations. The climate and the landform characteristics are suitable for breeding of mouflons. In the rivers live otters, trouts, chubs and barbells. A building permit is already provided, which makes it possible to run tourism business. It is a wonderful pca e for SPA center, village settment, etc.

Here are the main characteristics of a standard mortgage loan in Bulgaria are, as stated by two of the leading banks in the country - United Bulgarian Band and First Investment Bank.
UBB - United Bulgarian Bank
The client segments are the citizens of the European Union, USA and Canada. The minimum amount of the credit is Eur 7500, the maximum is Eur 250 000 for a period of up to 20 years. A person must be at least 23 years old to be considered eligible and the age plus the loan period shouldn't exceed 65 years. For the first year the interest rate is 1.5% or 5.9% for the first 3 years. There is a standard interest rate for the rest of the loan period which is 6.5%. The bank has an application fee of BGN 20 and an administration fee of 0.5%. The prepayment fee is 5%.
First Investment bank
Every able local or foreign citizen is considered an eligible borrower. However, if the acquired property is a plot, a local citizen should acquire a property. There are no limits concerning the maximum loan amount. The maximum term is 240 months with a loan purpose - acquisition of a real estate.
There is an option of a period when the borrower pays only interest which may be up to 12, 24 or 36 months. After it equal monthly installments during the loan term are paid. In case of overdue payments the bank charges a penalty interest rate. The application fee is Eur 50 and the management fee is 2%. You can read more on the fees and charges on their website. The applicant's income should be 1.50 times the monthly installments. The minimum income that should remain per member of the household is 500 Eur for adults and 250 Eur for children.
The term for approving the application is usually up to 2 days.

After-sale property management
on concluding a real estate management contract, MIRELA Real Estate Agency provides the following services:
