Payment plan:

 

It is not necessary to come to Bulgaria in order to reserve a chalet or sign the preliminary contract.

• 30% of the sales price - upon signing the preliminary contract for sale (include Reservation deposit)
• 30% of the sales price - upon completion of the second floor level and finishing of the roof
• 30% of the sales price - upon full completion of the building and signing Act 15
• 10% of the sales price - upon signing the notary deeds and transferring of title of the chalet to the client

Any CASSIOPEIA chalet can be reserved for 20 days. Reservation fee - 1000 Euro or 660 GBP. The reservation fee is non-refundable.

 

 

Property management

Highly efficient Property Management and Letting Service is available to all property owners in Cassiopeia Complex for the whole complex and for all chalets. Regular rental income and investment returns of 5-7% annual are expected.

 

MAINTENANCE OF THE COMMON AREAS (compulsory)

 

The annual maintenance fee is 800 EURO and will cover the following:

• Maintenance of the gardens, alleys, parking lots and communal areas
• Maintenance of the sauna and fitness/Gym
• Maintenance, cleaning, electricity and water bills for all communal areas
• Security for the villa complex
• Giving/collecting keys for chalets
• Standard repairs occurring from normal use
   

LETTING MANAGEMENT (not compulsory)

 

For letting of the chalets there is a 15% charge of the total rental income. Owners who want to rent their chalets to skiers and tourists will be offered letting services. The professional tour-operators will offer the reservations and advertise the chalets. Regular monthly reports will be prepared and available for the chalet owners who will be able to log into the reservation system and to track the past, current and future reservations, availability and occupation, income, expenses, etc.

 

PROPERTY MANAGEMENT (not compulsory)

The annual charge of 450 EURO per year which covers the following services:

 

• Management and maintenance of all relevant documentation
• Organisation of any and all maintenance required at the villa, inclusive of regular cleaning, change and laundry of linen, preparation of the villa for rental, everyday cleaning when the apartment is occupied by tourists, etc.
• Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g. bills for power and water supply, digital TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required etc.
• Organisation and the payment of the annual property tax (funds must be supplied by the villa owner)
• Marketing the property to tour operators and travel agencies for rental to their client base of tourists
• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors
• Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.

Pamporovo, the most well-known Bulgarian winter resort lies in the heart of the Rhodope Mountains. It is at a distance of 240 km from the capital of Bulgaria - Sofia and 85 km from the second biggest city in Bulgaria - Plovdiv. Both towns have their airports. You can easily get to Pamporovo by bus from either Sofia or Plovdiv. There are direct bus lines. You can also easily get to Pamporovo by car.  Smolyan, the administrative centre of the region, is situated 11 kilometres to the south of Pamporovo. The town is a lively place, offering a number of possibilities for entertainment and cultural life.

Climate

 

With its 270 sunny days a year, Pamporovo is famous for being the sunniest Bulgarian ski resort. The climate here is mild, there are no abrupt changes in weather, neither are there any winds. The snow cover lasts for over 150 days a year; its average depth is 140 to 150 centimetres, often reaching over 2 metres. The average temperature in the winter is minus 3 degrees Centigrade. Pamporovo is situated at an altitude of 1650 metres above sea level, at the foot of Snezhanka peak (1926 metres high), and it is from there that the ski courses start, reaching down to the resort and to the famous Smolyan lakes.

Skiing

In the region of Pamporovo the snow days are over 150 a year and the snow cover is steady, reaching up to 2 metres. The season appropriate for skiing and snowboarding begins at the end of November and lasts until the end of April. The ski courses near Pamporovo are situated at an altitude of 1925 and 2000 metres above sea level. They have different degrees of difficulty and the total length is over 18,000 metres. For the lovers of ski running and biathlon there are courses near the Snezhanka peak and there is also a shooting range at the Yazovira region. The cableways and ski-lifts of the ski courses have the capacity of 8,500 persons an hour. The resort has several ski schools offering highly-qualified instruction in skiing and snowboarding at various levels. Both national and international ski competitions are held here - Alpine disciplines, ski running, ski orientation, biathlon as well as the greatest Bulgarian competitions in snowboarding - free style.
