Houses in Bankya enjoy the largest demand in Sofia region
(21.11.2007)Migration processes in the country and, primarily, the general rush to the capital observed over the last few years, incited a construction boom in Sofia and the region. Some of the more affluent citizens, though, have headed toward smaller villages surrounding Sofia. The most popular type of property among them is the house unit, a survey reported.
Logically, investors also have shifted their interest in this direction. The last few months saw the construction of a number of luxury gated compounds in areas near the capital. The village of Bistritsa ranks second (after the town of Bankya) according to clients' preferences for buying a house. The prices of the buildings offered for sale (almost 80 in number) hit 1 000 euro/sq m there.
Bankya enjoys the greatest interest not only for its picturesque landscape and clean air, but also for its comfortable transport links with the capital. The prevailing number of offers there are for houses with air-conditioning, local heating installations, and security systems built over the last 10 to 15 years.
Pancharevo, with its 70 property units now on the market, is third in attractiveness to buyers. The average price of real estate units there is 962 euro/sq m. The village of German and the town of Novi Iskur come fourth and fifth respectively.
Supply outstrips demand in all of the above-mentioned residential districts. Places like Zheleznitsa, Mramor, Kokalyane, and others exhibit the opposite phenomenon - keen demand versus limited supply.
House prices in Sofia's vicinity have increased by as much as 50 to 90 per cent during the last two years.
